Here is a recent example of Stopping a Sheriff Sale in Philadelphia.

A client called late Monday evening, August 6, 2018 around 7.00 PM and inquired if it was possible to stop a Sheriff Sale scheduled for Tuesday, August 7, 2018 at 9.00 AM.

After reassuring the client that it is indeed possible to save his property from the Sheriff Sale, I immediately conducted a thorough intake; downloaded his credit reports; and prepared a 1st draft of the emergency petition to be filed the following day.

The client appeared at our office around 8.40 AM on August 7, 2018 with his completed credit counseling certificate in-hand; reviewed the emergency petition and requested that the case be filed pronto.

The emergency petition was filed at 8.59 AM on August 7, 2018 and the Notice of the Bankruptcy Case Filing was faxed and e-mailed to the Philadelphia Sheriff’s Office to Stop the Sheriff Sale.

Upon calling the Philadelphia Sheriff’s Office, Alberta stated that the Sheriff had already left for the Sheriff Sale scheduled for that morning.  Just to be safe, Attorney Dunne prints a copy of the Notice of Bankruptcy Filing and jumps on the L at 15th Street Station and heads to 3801 Market Street, 3rd Floor to Stop the Sheriff Sale.

After checking in with security, I open the doors of the conference room on the 3rd Floor to see about 500 people excitedly bidding for houses at the August 7th Sheriff Sale in Philadelphia “$20,000,” “$30,000,” “Going once,” “Twice,” “Sold.” Houses are sold in as little as 25 seconds.

I hurriedly walk to the front of the large ballroom and ask to speak with the Auctioneer and the client’s Sheriff Sale is Stopped. Below are a few photo’s of today’s little adventure.
